Most clients begin with a cleared lot ready to design from scratch, or with architectural plans in hand that need a builder who will treat them with the care the design deserves. Either way, you’ll have a clear timeline and a fixed-cost budget before construction begins, and the same team carrying the project through to the final walkthrough.
Pacific Palisades has one of the most demanding building environments in Southern California. Lots are often hillside, sloped, or constrained. Permits run through both city and county processes. Current code requires Chapter 7A fire-resistant construction for exterior assemblies, ember-resistant venting, and Class A roof ratings. Coastal proximity adds wind and moisture considerations that drive material selection from framing to finish.
We build with all of this in mind from the first design conversation. Our team handles entitlement, plan check, and permit coordination so the project moves cleanly through the city and county processes. A typical custom home in the Palisades takes 6 to 8 months from design through final walkthrough, depending on lot conditions, scope, and permit timing. We provide a project-specific timeline before any work begins, and we update it at every major phase so you always know where the build stands.
Yes. Many of our clients arrive with plans they’ve already developed with an architect they trust. We’ll review the drawings, identify any value engineering opportunities, and build to your existing design. We also work with our preferred licensed architects when a client wants us to manage the design phase as well.
Chapter 7A of the California Building Code sets the standards for materials and construction methods in wildfire-prone areas, including most of Pacific Palisades. It governs exterior wall coverings, roof assemblies, decks, vents, and windows. Every home we build in the Palisades is designed and constructed to meet or exceed Chapter 7A requirements.
Yes. We manage the full permitting process, plan check, agency coordination, inspections, and final sign-off, as part of every project. Clients don’t navigate the permit office on their own.
The first conversation is a discovery call where we learn about your lot, your project stage, and what you’re looking for in a builder. From there, we’ll arrange a site walk and develop a scope of work with a fixed-cost proposal and timeline. There’s no obligation until you sign a construction agreement.
